Summer Things!
Weather permitting, the pool will be opened for
use on Saturday, May 20. Please be mindful that the pool area within
the fence will be closed each night at approximately 10 o’clock.
Gail Leppla, one of your Board Directors, has agreed to head the flower
planting project around the clubhouse. If you would like to help Gail
with this enjoyable task, please send an e-mail to:

Spring & Summer Projects
around Twin Lakes
As we move into warmer weather a number of
large-scale maintenance projects will be undertaken. All of these will
keep our property looking its best as well as guaranteeing the physical
integrity of the buildings themselves.
Roofs ~ Buildings 4975 & 4985 will
be reroofed this summer. Although the Board had originally planned to
reroof 4955 & 4965 as well, this project is being deferred to 2007
due to the unexpected costs incurred as a result of the fire sprinkler
system upgrades and inspections.
Building repairs ~ Our incredible
maintenance man, Randy Hellwig, has made a thorough examination of the
11 condo. buildings, the clubhouse, and the garages to determine needs
for major/minor repairs. This project will be ongoing throughout the
spring and summer and will include such things as siding & trim
replacement, stairway landing stabilization and wood replacement,
gutter repairs, minor painting work, &c. Also, small repairs have
already been made to the garage roofs.
FYI ~ There is no painting of the
stairway railings, &c., or porch/balcony/deck trim scheduled at
this time.
New Lake Access!
Most of you have no doubt inspected and used the
brand new raised walkway from Twin Lakes Rd. to the east lake. This
wonderful addition to the lake area was constructed by the Boulder
County Open Space Department as part of the upgrades to public accesses
to the lakes themselves. This was an expensive project and was
obviously carefully considered before any work began. Thanks to all of
our Boulder County Open Space friends!
For your protection!
Although your Board of Directors cannot legally
require it, we are again requesting that all owners/residents provide
current contact information to our property managers and to a
neighbor whom you trust. The need for this information was indeed made
apparent in December & February when we experienced one emergency
after another involving the fire sprinkler breaks. The Board advises
you to provide the following:
- telephone # and/or e-mail address if you plan
to be away for an extended period of time
- dates away
- a key to your unit or the combination to your
lock
Important reminders!
Your monthly HOA assessment (dues) must be paid
by the 15th of each month in order to avoid those extra service
charges. You might want to consider setting up auto pay with your bank.
Check with our property managers for more information on this service.
